The Coronado Ranch Real Estate Market Report for August 2025

Change is in the air as fall(s) approach. This month in Coronado Ranch saw some movement of some inventory that has been on the market a while as well as some new additions that should make for a wonderful September report. In anticipation of Fall (the season) and fall (mortgage interest rates), we expect to see some additional buyers in the market as we move into the 4th quarter of the year.

Months of Supply of Inventory

August saw 2 new listing which were offset by the 2 sold properties. Additionally, 3 homes received contracts leaving 11 active properties for August and half of these are under contract as of the time of this post. The market absorption and moved the months of inventory back under 4 months. While still a balanced market, this trend moves the slider closer to the Seller's market.

The trend of sellers offering concessions to buyers as a part of the negotiating process continues. Sellers should be aware of this trend and use concessions to either attract or retain a prospective buyer.

List to Sold Price Percentage

Homes in Coronado Ranch are selling for about 98% of their asking price for the month of August. Like last month, we only saw two closings. One of the sales that occurred reduced from the original list price by over $125,000 while taking 186 days to sell. The second reduced the asking price by nearly $30,000 and took an offer over the reduced asking price. 

Buyers will buy in Coronado Ranch. Make sure you have a solid pricing strategy and are prepared to make any adjustments the market requires for a smooth sale. 

Median Days on Market

The median days on market increase to 66 days taking back some of the gains made in July. 

We have indicated in prior months that patience is key and that holds true for August as well. Time on the market erodes the purchase price as a rule. Whether justified or not, homes that sit on the market get offers less than their newer competitors. 

Median Sold Price per Square Foot

Over 10% drop from July...but don't be too alarmed.

With only two sales, both of which reduced their price significantly to attract a buyer, this number dropped well below expected norms for the community.

With several of the more aged listings now under contract, we may have a slow climb back to more typical numbers in this metric. The erosion can be directly tied to the original pricing of several of our more aging listings.

Coronado Ranch Real Estate Market Summary

Summer is slowly releasing us from its scorching grip and Fall is approaching. The stubborn hold on interest rates seems to be loosing its grip signaling relief for prospective buyers. Lastly, Buyers still fall in love with Coronado Ranch. August didn't give us any surprises and September should provide additional data to help firm up the belief that a balanced market will be with us for a while. 

What we are watching for...

A significant drop in interest rates, though not expected, would likely spurn a new crop of buyers that would drive activity.

Continuing price reductions. Sellers continue to push the boundaries with their original asking prices and this strategy isn't working. 5 of the 6 current listings have reduced their price. 4 of the 6 homes under contract had price reductions prior to the offer. The common thread it that those without price reductions were under contract in under 10 days and priced above the average price/square foot of Coronado Ranch.
