Coronado Ranch Market Report: August 2026
Hey neighbors, it's Chris. Every month I pull the numbers straight from the MLS for Coronado Ranch and share them the same way I'd share them with you over the fence. August had 2 closed sales, so we have a little more to look at than last month's single sale, but this is still a small enough community that I want to walk through the numbers carefully rather than let a percentage sign do the talking.
Balanced Market, Watching Closely
Inventory tightened up this month and prices are still well ahead of last year, but sellers gave up more room on price in August than they did in July. With so few sales to go on, I'm not ready to call this firmly for buyers or sellers yet.
What the Data Shows
Coronado Ranch had 2 closed sales in August with a median price of $598,700. That's down slightly, about 2.7%, from July's single sale at $615,000, but still up nicely from last August's median of $525,500, an increase of 13.9%. Days on market came in at 76.5 in August. As I mentioned above, July's number was based on just one home that sold fast, so I'd lean on the year over year comparison instead, and there August is actually down from 118 days last year, a real improvement. Sellers gave up a bit more on price this month too, with the list to sold ratio at 91.1%, down from July's 98.4% and up from last August's 87.2%.
Inventory tightened. There were 9 homes active in Coronado Ranch at the end of August, down from 13 at the end of July, and we currently have 4 homes under contract, which is a nice jump in pending activity. With sales pace holding steady at about 2 closings a month over the last three months, that puts months of inventory at 4.5, down from 6.5 in July. That's a meaningful drop, and combined with more pending sales, it's a sign the market picked up some momentum this month even though only 2 homes actually closed.
Seller Impact
If you've been thinking about listing in Coronado Ranch, August showed a market that's still healthy, even with sellers giving up a little more room on price than last month. Here's what I'd suggest:
- Price with this month's reality in mind. The list to sold ratio dipped in August, which tells me buyers are negotiating a bit harder than they were in July.
- Don't be discouraged by days on market. Homes are still selling well ahead of where they were a year ago. One fast sale in July set an unusually high bar.
- Consider a concession if it helps close the gap. One of August's two sales included a seller concession. It can be a useful tool if a buyer is close but needs a little help.
- Let's price it together. With inventory this tight and so few sales to compare against, I want to walk your specific comps with you rather than lean on a citywide average.
Buyer Impact
If you're looking to buy in Coronado Ranch, here's the honest picture for August. Inventory tightened up and pending sales picked up, which tells me other buyers are active right now. Here's how I'd approach it:
- Move when you find the right home. With 4 homes already under contract and inventory down to 9 active listings, good homes aren't sitting long once buyers notice them.
- You may have a little more room to negotiate than in July. The list to sold ratio came down this month, which suggests sellers are more open to offers below asking than they were a month ago.
- Ask about concessions. One of the two August sales included one. It's worth bringing up, especially on a home that's been listed a while.

How Concessions Are Shaping the Market
Seller concessions, money or credits a seller gives a buyer toward closing costs or a rate buydown, showed up in half of August's sales. 1 of the 2 closings included one, averaging around $13,148. That's down from June, when all three closings included one, but up from July, when the single sale had none. With such a small number of sales each month, I'd call this one holding steady in the middle rather than trending firmly in either direction.
Bottom Line
Coronado Ranch had a solid August. Prices are still well ahead of last year, inventory tightened up, and pending sales picked up nicely. Sellers gave a little more ground on price than in July, and that big days on market percentage is more about July's one lucky fast sale than a real slowdown. I'd call this a balanced market that's leaning healthy for sellers, but with numbers this small, I'm watching it closely every month rather than making big claims off two sales.
