The numbers don't lie, but what do they actually mean? Today we'll unpack the data from July and reveal the trends that will help decide if it's time to make your move in Coronado Ranch.

Months of Supply of Inventory

July inventory numbers saw a marked increase from the previous month as 6 new listings combined with two total sales left us with 14 properties on the market. With 5.83 months of inventory the move from a Seller's market to a more balanced market has taken hold. 

A more balanced market provides additional room for buyers to negotiate or ask for concessions as sellers are competing with rival properties for the contract. Sellers should focus on curb appeal and property condition as both will lure the focus of prospective buyers and land the contract you are looking for.

List to Sold Price Percentage

Homes in Coronado Ranch are selling for about 91.5% of their asking price for the month of July. As July only saw two closings, this number bears less weight in our analysis than other month. One of the sales that occurred reduced from the original list price by over $100,000 while taking 88 days to sell. The other saw an offer over the listing price and sold in only 6 days! This further indicates that buyers are willing to buy if the price is right and Sellers should seek clear guidance when determining a pricing strategy.

Median Days on Market

The median days on market plummeted to 47. Nearly half of where we were in the prior month. Buyers are out there. Again, a statistic with so little data behind it that it feels a bit short given the activity in Coronado Ranch. 

Patience is the key for both Sellers and Buyers. Do your research, understand your options, make sure your property is in top shape for the showings & be prepared to negotiate when that contract arrives.

Median Sold Price per Square Foot

As expected, this number didn't budge much in the month of July and sits at $264.31. Oddly enough, the month of July bore out nearly the same number as prior months with only 2 closings to compare.

Each home should be analyzed individually and it should be noted that homes with high square footage will see a lower number while smaller square footage homes will see a higher number. Coronado Ranch Real Estate Market Summary

Unchanged interest rates...again. Sellers continue to see less buyers. Buyers continue to see less homes for sale. As this cycle continues, those who persevere end up with a favorable result. 

Three tips for Sellers: Pricing your home correctly is the most important, second is curb appeal and condition, last would be a willingness to make modest concessions for a good offer.

Three tips for Buyers: Be ready to write an offer (this seems a bit obvious, but often overlooked), second is have your "must have" list and don't deviate from it, last is to understand that all homes have some nicks and bruises that will need to be addressed (make sure they are negotiated and/or in your budget).
