Coronado Ranch Market Report: July 2026
Hey neighbors, it's Chris. Every month I pull the numbers straight from the MLS for Coronado Ranch and share them here, the same way I'd share them with you over the fence. This one comes with a little extra context since July was a quiet month for closings, but there's still plenty worth talking about, especially with prices and speed to sale both moving in a good direction.
Balanced Market, Watching Closely
The one home that sold in July went fast and close to asking price, which points toward sellers. But with so few sales to go on, I'm calling this balanced for now and will have a clearer read once we have a few more closings behind us.
What the Data Shows
The single home that closed in Coronado Ranch this July sold for $615,000, in just 9 days, at 98.4% of its original asking price. That's a strong result. Compared to June, when we had 3 closings with a median price of $532,000, prices are up 15.6%. Compared to July of last year, prices are up 11.9% from a median of $549,500. Days on market also dropped a lot, down from 88 days in June and 47 days last July. Sellers are holding onto more of their asking price too, with July's ratio ahead of both June and last July.
Active inventory grew a bit, with 12 homes on the market at the end of July compared to 10 at the end of June, and 14 active listings as of today. With closings running slow the last three months, that puts months of inventory at 6.0, up from 3.75 in June. Given how few homes sold, I would not read too much into that jump just yet. I'll keep tracking it and let you know if it holds once we see a full month or two more of activity.
Seller Impact
If you've been thinking about listing your home in Coronado Ranch, July's one sale is a nice sign. It sold fast and close to full price, and that's the kind of result most sellers hope for. Here's what I'd suggest if you're considering a move:
- Price it right from the start. The homes getting strong results are the ones priced to match what buyers are actually paying, not what we hope they'll pay.
- Make it easy to fall in love with. Small touches like fresh paint, tidy landscaping, and good photos go a long way when a buyer is comparing homes online first.

If you're hoping to buy in Coronado Ranch, here's the honest picture. There isn't a lot on the market right now, and the one home that sold this month went quickly and close to full price. Here's how I'd approach it:
- Get your financing ready ahead of time. When the right home comes up in a neighborhood this tight, you want to be able to move the same week.
- Don't expect a lot of room to negotiate on price. If a home is priced well, it's likely to draw quick interest.
- Let me set you up on alerts. With so few homes coming available, you don't want to find out about a new listing a week after it hits the market.
- Keep an open mind on timing. It might take a few weeks of watching before the right home shows up. That's normal in a neighborhood this small.
How Concessions Are Shaping the Market
Seller concessions, money or credits a seller gives a buyer toward closing costs or a rate buydown, were common earlier this summer. Every closing in May and June included one, and so did both of last July's sales. This July's single sale did not include a concession. With just one sale to look at, I wouldn't call that a trend yet, but it's worth watching. If it holds, it could mean sellers are feeling a little more confident about holding their price.
Bottom Line
Coronado Ranch had a quiet July, but the one sale we saw was a good one. Fast, close to asking, and a nice jump in price from June. I'd call it a balanced market right now, but I'm watching closely since inventory has room to grow and the sample size is small.
