Coronado Ranch Market Report: September 2026

Hey neighbors, it's Chris. Every month I pull the numbers straight from the MLS for Coronado Ranch and share them the same way I'd share them over the fence. September had 4 closed sales, up from 2 in August, so we have a bit more to work with this time. Prices came down from August, but homes sold faster and sellers held onto more of their asking price.

A quick honest note: even with 4 sales, Coronado Ranch is a small sample. The four homes that closed in September sold for anywhere from $450,000 to $779,000, so the median can swing a lot depending on which homes happen to close in a given month. I'd read the percentages above as a general direction, not a precise measurement.
Market Type

Balanced Market

Months of inventory sits in the middle of the balanced range. Homes sold faster and closer to asking price than in August, but the median price came down and inventory grew a little. Neither side has a clear edge right now.

What the Data Shows

Coronado Ranch had 4 closed sales in September with a median sold price of $549,550. That's down 8.2% from August's median of $598,700, and down 12.1% from September of last year, when the median was $625,000. Keep in mind that last September had 5 sales and a different mix of homes, so price comparisons in a neighborhood this size move around a lot. Homes sold faster. The median time on market dropped to 52.5 days, down from 76.5 days in August and down from 68 days last September. Sellers also held onto more of their asking price, with the median list to sold ratio at 96.2%, up from 91.1% in August and up from 92.5% a year ago.

Inventory edged up. There were 11 homes active in Coronado Ranch at the end of September, up from 9 at the end of August. Right now there is 1 home under contract and 1 more listed as coming soon. With sales pace averaging about 2 to 3 closings a month over the last three months, that puts months of inventory at 4.7, up slightly from 4.5 in August. That is comfortably inside the balanced range, and a small change like this is more of a nudge than a shift.

Seller Impact

If you've been thinking about listing in Coronado Ranch, September showed that homes are selling faster and sellers are keeping more of their asking price than they were in August. Here's what I'd suggest:

  • Price it right from day one. One September home sold for about 82% of its original list price after sitting for 63 days. Homes priced closer to the market sold faster and closer to asking.
  • Take advantage of the faster pace. Median days on market came down by about a month from August, which is a good sign for well prepared homes.
  • Plan for a possible concession. One of the four September sales included a seller credit. It isn't the norm, but it's worth having a plan in case a buyer asks.
  • Let's price it together. With so few sales each month, I'd rather walk your street and your specific comps with you than lean on a neighborhood average.

Buyer Impact

If you're looking to buy in Coronado Ranch, September gave you a few more homes to choose from and a little more room to work with. Here's how I'd approach it:

  • Get your financing ready ahead of time. Homes that are priced well are still going under contract, and there's 1 more coming soon.
  • You have some room to negotiate. Sellers got about 96 cents on the dollar of their original asking price in September, so there's more give than there was in the summer.
  • Ask about concessions on longer listings. The one credit this month went to a home that had been on the market for 160 days. Homes that have been listed a while are where this conversation tends to go best.
  • Let me set you up on alerts. With 11 active homes, I want you to hear about new listings the moment they hit.

How Concessions Are Shaping the Market

Seller concessions, money or credits a seller gives a buyer toward closing costs or a rate buydown, were less common in September. 1 of the 4 closed sales, or 25%, included one, a credit of about $27,700 on the highest priced home of the month. That's down from 50% in August and 60% in September of last year. With only 4 sales, I wouldn't call that a firm trend, but it fits with sellers holding on to more of their asking price this month.


Bottom Line

Coronado Ranch had a steady September. Homes sold faster, sellers kept more of their asking price, and fewer deals needed a concession, even though the median price came down from August.
