
What Actually Happened in Coronado Ranch This June
A straight answer, not a sales pitch, from Chris Avery.
Let's not dress this up. Only three homes closed in Coronado Ranch in June. That's a small enough number that any single one of them can swing the averages, so treat the headline numbers as a signal, not gospel. Here's what actually happened, and what it does and doesn't tell you.
Supply is loosening, even if the label hasn't changed yet
Coronado Ranch is sitting at 3.33 months of supply, up sharply from 2.67 last month. Technically that still counts as a Seller's Market, but the gap between here and a truly balanced market is closing fast. If you're a seller who got used to multiple offers a year or two ago, this is the number to pay attention to. It's not there yet, but it's headed that direction.
The price drop looks bigger than it is
Median sold price came in at $532,000, down from $573,500 in May. That reads like a 7% drop, and mechanically it is. But here's the honest context: all three June closings happened on the same street, Baranca Court, and ranged from a 1,432 square foot home that sold for $485,000 up to a 2,008 square foot home that sold for $575,000. That's a spread driven by size and condition, not a neighborhood-wide correction. Don't read a one-month median swing from three sales as the new baseline for what your home is worth.
What's more telling is the sale-to-list ratio: those three homes sold at 99.5% of asking price on average, with one selling at full list. Priced right, homes in Coronado Ranch are still selling close to ask. That part hasn't changed.
Days on market is the number to actually watch
Median days on market held at 51, only a little better than May's 55. That's still a long way from the fast-moving market of a couple years ago. And it's not evenly distributed. Of this month's closings, one sold in 6 days and another sat for 96. On the active side right now, there's a home at 3469 E Cabazon Court that's been on the market 104 days at $759,000, and another at $839,000 pushing past 90 days. The pattern is consistent: homes at the higher end of Coronado Ranch's price range are taking noticeably longer to sell than the ones priced in the high $400,000s to low $600,000s.
The nine homes currently active in Coronado Ranch range from $525,000 to $839,000, averaging $675,222 and about $247.77 per square foot. That's your real competition right now if you're listing, and your real shopping list if you're buying.

Now what
- If you're selling, price to the market you're actually in, not the one from two summers ago. The homes that closed in 6 to 8 days this year were priced correctly from day one. The ones sitting past 90 days weren't.
- If you're buying, you have a little more room than you did a year ago, especially on anything that's already sat for a few weeks. That doesn't mean lowball offers on well-priced new listings. It means real leverage on the ones the market has already told you something about.
- Either way, start with the numbers, not the listing photos. A prequalification conversation or a real comp pull will tell you more about your options than another hour of browsing.
