
The Johnson Ranch Real Estate Market Report for April, 2025
Spring has sprung in Johnson Ranch! 48 new listings, 24 listings under contract, and 32 homes sold highlight this month's edition of the real estate roundup.
Last month we reported that the Buyer's Market had arrived and how that might not be a bad thing for real estate in our community. This month, we dive into the statistics that show its impact on the real estate roundup.
Months Supply of Inventory
The Months Supply of Inventory is currently at 7.26, which indicates how long it would take for all the current homes on the market to sell at the current pace of sales. For the first time in several months this number declined.
The month-over-month change was a miniscule 5.35%! Homes continue to sell and the rapid rise in inventory has likely seen it's peak and is beginning a slow decline.
Median Days on Market
The Median Days Homes are On the Market has fallen again to just 43 days! While sellers don't need to have their bags packed, they should have a plan to move quickly as a month and a half is a very short time window to get prepared and move.
Sellers looking to capitalize on a rather quick sale of their home can, and do, find the buyers willing to make the move to Johnson Ranch.
This number can be influenced by various factors; however, it always comes down to pricing. Homes priced well will sell, and those that aren't...will sit.
List to Sold Price Percentage
The List to Sold Price Percentage is at 99%, showing that homes are typically selling very close to their listing price. The month-over-month increase, while very small, is an indicator that buyers and sellers are both willing to give a little to get a sale.
In reviewing the April sales data, it should be noted that a majority had concessions to the buyer. These concessions, often up to 3% of the purchase price, are evidence of sellers willingness to compete for the buyer's contract.
Median Sold Price
Lastly, the Median Sold Price fell another 2.93% to land at $364,000. While we are entrenched in a buyer's market, the downward pressure on home prices will continue. Price reductions and/or concessions to attract a buyer are common in our community during these times.
Johnson Ranch Real Estate Market Summary
Overall, this information here shows Johnson Ranch to be in a buyers market. Attracting a buyer will likely require the seller to be open to buyer concessions and a bit more flexible that in most markets. The number of buyers is still strong; however, the options these buyers have in the pre-owned and new home markets puts them at the advantage...at least for now.
