The Johnson Ranch Real Estate Market Report for June, 2025
The Summer is in full swing but the real estate market for Johnson Ranch has settled into a nice, lazy baja step in the pool while sipping tea under an umbrella.
Balance, balance and more balance will be the topic of this month's market update.
Months Supply of Inventory
June saw a miniscule decline in the months of supply down to 6.12 months of inventory. This statistic shows that the homes sold and new listing were nearly in balance from the prior month. Year over year the inventory has increased by 37%.
When taken together, this shows a short term tightening of the market which gives a more even playing field for negotiations between Seller and Buyer. It also indicates that buyers are moving more rapidly and competition still exists for the more desirable homes on the market.
Sellers should take note that curb appeal, condition and maintenance upkeep will undoubtedly be the difference when looking at an offer rather than a price reduction.
List to Sold Price
98%! Sellers in Johnson Ranch are informed or are getting good advice for sure. Pricing your home competitively is the most important aspect of the selling process and seeing the sellers receiving nearly all of their asking price warms my heart.
We should all understand that this metric doesn't address price changes made before an offer and it is incredibly important to look at the last category in our month report to give a good indication of where the price points should be.
Median Days on Market
87 days seems like a long time and it is a rather pedestrian pace. Johnson Ranch continues to see a slower pace from listing to sale due to the number of homes for sale, both new and pre-owned, in our area.
This marketing time should be used a way for sellers to plan their next move carefully and for buyers to investigate options, compare benefits and feel less rushed through the home buying process.
Median Sold Price
The median sold price in Johnson Ranch crept up slightly in June by just under 5%. Knowing the median price point for homes in our community gives sellers an understanding of where pricing should be to attract and offer and buyers a good idea of where their budget should be for a mortgage payment.
Seller concessions remain a statistic that is not included in these figures. Sellers, for the most part, remain willing to work with reasonable buyers to get a deal done even if that does mean parting with a few thousand dollars in extra expenses.

Balance was where we started, balanced is where we ended and balanced best describes the real estate market in Johnson Ranch.
When sellers and buyers are on equal footing, it opens the contract process to more opportunity for negotiation.
Sellers be ready to address the concerns of a prospective buyer regarding some of those dents, dings or bruises at the home. Quite possibly a request to pay for some of the closing costs of the buyer.
Buyers, if you are asking for concessions or repairs, be ready to have an offer very close to the asking price.
