What's happening in the Coronado Ranch Real Estate Market?

  • Supply: Coronado Ranch has a 2.67-month supply of inventory, revealing the market in our community is still tight. The "Seller's Market" rating persists mainly due to this statistic.
  • Price: Median sold price is $573,500, with a 12% MoM decrease. There were only two sales during the month of May and therefore this metric fluctuates significantly month-to-month depending on the size of home sold.
  • Days: Median days in RPR for sold listings increased 450% MoM to 55 days. This stat is the one to watch. Presentation factors are key here as a home that looks good and is priced correctly will certainly outpace these numbers; however, it is taking much longer to get from "on the market" to sold than it has in quite some time.

Why it matters

  • Affordability: Buyer's have found more flexibility...sort of. While home prices have remained stubborn with Seller's receiving nearly their full asking price, Buyers have moved to receiving concessions. The average concessions received for the month of May was over $12,750. 
  • Buying Power: While inventory has remained rather tight in Coronado Ranch, we continue to see opportunity for Buyers willing to be creative in their offer process while keeping an eye on the end goal. Carefully and thoughtfully crafting a deal that focuses on keeping closer to the asking price and focusing on concessions appears to be a winning strategy.

  • Inventory & Supply: Johnson Ranch has a 3.79-month supply of homes for sale. This is up 29.35 percent from last month. This is a typical increase due to the Spring buying season. 106 homes are on the market in our community and that gives buyers a ton to choose from.
  • Home Prices: The median price of new listings in Johnson Ranch is $392,500, while the median sold price is $385,000, reflecting an 4% increase month-over-month. Increase buyer activity is yielding modest increases in sold prices.
  • Days on Market: New pending listings have a median of 23 days, while sold listings have increased to 72 days, a 4% rise month-over-month.

Why it matters

  • Market Timing Coordination: Spring has sprung and home sales are seeing our seasonal boost in inventory. Buyers have choices and Sellers will need to price their home right, stage it well and have professional photos/videos to attract the most possible buyers.
  • Inventory Trends: All trends are in the GREEN! A good crop of active listings, a strong list-to-sold %, decent days on market & rising purchase prices all point to one thing. If you are selling or buying in Johnson Ranch, now is the time get serious.

Coronado Ranch Market Report

What's happening in the Coronado Ranch Real Estate Market?

  • Inventory and Supply: Coronado Ranch has a 3-month supply of homes for sale. This has doubled from last month, however it is still very low and keeping us in a market favoring home sellers.
  • Home Prices: Only one home sold in February of 2026 and it fetched $587,000. While this represents a 7.41 percent decrease from last month, the home was the oldest listing in the community and by all metrics appears to have sold below market value due to various factors. With 2 additional sales pending, we expect that March will reflect a rebound in this metric. 
  • Days on Market: Homes on the market currently reflect a median of 23 days on the market. Down 54.9% from the prior month and, again, reflecting demand in our neighborhood. 

Why this matters to Buyers and Sellers

  • Tighter Inventory: Low inventory continues to plague prospective buyers as well as mixed signals in the lending industry. Rates moved below 6% briefly and bounced back above and remain there as of the time of this post. 
  • Price Trends: Our community shows that buyers are willing to pay for a strong community with a great location. Our recent sale shows that chasing a high price ends up with long marketing times and ultimately ends with a lower than expected offer. Being informed, being accurate and being show ready are all keys to get the highest price in the least amount of time.

Now what?

  • Evaluate Needs: Sellers should evaluate their priorities and price their home accordingly. Strategies for a quicker sale vs. a protracted marketing effort are completely different and should be considered and discussed before heading to market.
