As the real estate market entered it's typical "slow" season, we saw an uptick in mortgage applications, an increase in homes sold and a miniscule decline in pending listings. The decrease in supply and increase in demand over the last 30 days has the market firmly favoring sellers looking to put their Coronado Ranch home for sale.

Our Coronado Ranch Homes continue to show strength in purchase prices as well as desirability amongst the crop of buyers that have more options than ever. While the sample size is extremely small (1 home sold in October, 2025 in our neighborhood), the breakdown of this month's market report will show you exactly why the market in Coronado Ranch remains firmly in a Seller's market again this month.

 Months of Supply of Inventory

The current months of inventory stand at 4, showing a very slight drop from the prior month. In general, this inventory level is typically considered the beginning of a Buyer's market.  

 

Similar to prior months, sellers will need to focus on both presentability and pricing of their home when going on the market as buyers continue to have a variety of options within Coronado Ranch and similar neighborhoods in the area.

List to Sold Price Percentage

The sold-to-list price ratio of 100% is based upon the only sale that occurred in Coronado Ranch and that could be deceiving if it didn't closely follow prior months. We continue to see a trend of buyers willingness to pay the asking price for the right home.

Sellers should keep in mind that negotiations with buyers is still an important factor in getting a deal from contract to closing. While this negotiation may not be reflected in the purchase price, closing cost concessions, buyer-broker commissions as well as any repair items will have and effect on the net proceeds the seller receives and closing.

 

Median Days on Market

Homes in Coronado Ranch have a median days on market of 44. A reduction in the median days on market indicates homes are selling more quickly than in prior months, which is a positive trend for sellers.

This trend could lead to buyers feeling increased pressure to act with more urgency to avoid missing out on the more desirable properties. This is also a clear indicator to sellers that well-priced homes are attracting the attention of the buyers sooner than before, allowing for shorter marketing times and quicker closings.

The only sale to occur in Coronado Ranch in October continued the months long trend of modest appreciation.

What we are watching for...

Prospective buyers are enjoying small reduction in the mortgage interest rates; however, the cumulative effect from the beginning of 2025 shows an reduction of more than 1%. This has added to the buying power of some future homeowners as well as giving rise to a new crop of buyers that were priced out of the market when rates were higher.

The Coronado Ranch Real Estate Market Report for August 2025

Change is in the air as fall(s) approach. This month in Coronado Ranch saw some movement of some inventory that has been on the market a while as well as some new additions that should make for a wonderful September report. In anticipation of Fall (the season) and fall (mortgage interest rates), we expect to see some additional buyers in the market as we move into the 4th quarter of the year.

Months of Supply of Inventory

August saw 2 new listing which were offset by the 2 sold properties. Additionally, 3 homes received contracts leaving 11 active properties for August and half of these are under contract as of the time of this post. The market absorption and moved the months of inventory back under 4 months. While still a balanced market, this trend moves the slider closer to the Seller's market.

The trend of sellers offering concessions to buyers as a part of the negotiating process continues. Sellers should be aware of this trend and use concessions to either attract or retain a prospective buyer.

List to Sold Price Percentage

Homes in Coronado Ranch are selling for about 98% of their asking price for the month of August. Like last month, we only saw two closings. One of the sales that occurred reduced from the original list price by over $125,000 while taking 186 days to sell. The second reduced the asking price by nearly $30,000 and took an offer over the reduced asking price. 

Buyers will buy in Coronado Ranch. Make sure you have a solid pricing strategy and are prepared to make any adjustments the market requires for a smooth sale. 

Median Days on Market

The median days on market increase to 66 days taking back some of the gains made in July. 

We have indicated in prior months that patience is key and that holds true for August as well. Time on the market erodes the purchase price as a rule. Whether justified or not, homes that sit on the market get offers less than their newer competitors. 

Median Sold Price per Square Foot

Over 10% drop from July...but don't be too alarmed.

With only two sales, both of which reduced their price significantly to attract a buyer, this number dropped well below expected norms for the community.

With several of the more aged listings now under contract, we may have a slow climb back to more typical numbers in this metric. The erosion can be directly tied to the original pricing of several of our more aging listings.

Coronado Ranch Real Estate Market Summary

Summer is slowly releasing us from its scorching grip and Fall is approaching. The stubborn hold on interest rates seems to be loosing its grip signaling relief for prospective buyers. Lastly, Buyers still fall in love with Coronado Ranch. August didn't give us any surprises and September should provide additional data to help firm up the belief that a balanced market will be with us for a while. 

What we are watching for...

A significant drop in interest rates, though not expected, would likely spurn a new crop of buyers that would drive activity.

Continuing price reductions. Sellers continue to push the boundaries with their original asking prices and this strategy isn't working. 5 of the 6 current listings have reduced their price. 4 of the 6 homes under contract had price reductions prior to the offer. The common thread it that those without price reductions were under contract in under 10 days and priced above the average price/square foot of Coronado Ranch.

The Johnson Ranch Real Estate Market Report for July, 2025

Summer is cruising right along and so is the real estate market here in Johnson Ranch. This month's market update shows us to have found our footing and leveled into a steady flow. 

Navigating the housing market can be daunting, especially with fluctuating statistics and trends. It's good to see the rhythm and tempo of Johnson Ranch has been found   

Months Supply of Inventory

July saw this statistic drop again to 5.15 evidencing balance in the market between sellers and buyers.

This type of balance suggests there are enough homes on the market to meet buyer demand without excess supply. In this scenario, neither side has a distinct advantage. Sellers can engage in fair negotiations and Buyers have a reasonable selection of homes to choose from.

List to Sold Price

99%! Up again from last month. A high list to sold percentage indicates that sellers are pricing their homes realistically and buyers continue to be attracted to our community.

Buyers should be prepared to make competitive offers as most sellers are achieving nearly 100% of their asking price. 

Median Days on Market 

71 days is a nice drop from June (87 days). The time on market is more reflective of a steady pace.

This time allows the sellers to focus on showing the home in its best possible light and buyers the opportunity to explore all the options without feeling pressured to rush into a decision.

Median Sold Price

The median sold price in Johnson Ranch retreated slightly in July. While this number is worth keeping an eye on in future months, the median price per square foot increased in July by 15.1% which is a positive indicator after two straight months of decline.

Price, property condition and negotiation remain the three top areas of concern to sellers and buyers.

Last month we saw balance and this month that trend continued here in Johnson Ranch.
