The Coronado Ranch Real Estate Market Report for July 2025

The numbers don't lie, but what do they actually mean? Today we'll unpack the data from July and reveal the trends that will help decide if it's time to make your move in Coronado Ranch.

Months of Supply of Inventory

July inventory numbers saw a marked increase from the previous month as 6 new listings combined with two total sales left us with 14 properties on the market. With 5.83 months of inventory the move from a Seller's market to a more balanced market has taken hold. 

A more balanced market provides additional room for buyers to negotiate or ask for concessions as sellers are competing with rival properties for the contract. Sellers should focus on curb appeal and property condition as both will lure the focus of prospective buyers and land the contract you are looking for.

List to Sold Price Percentage

Homes in Coronado Ranch are selling for about 91.5% of their asking price for the month of July. As July only saw two closings, this number bears less weight in our analysis than other month. One of the sales that occurred reduced from the original list price by over $100,000 while taking 88 days to sell. The other saw an offer over the listing price and sold in only 6 days! This further indicates that buyers are willing to buy if the price is right and Sellers should seek clear guidance when determining a pricing strategy.

Median Days on Market

The median days on market plummeted to 47. Nearly half of where we were in the prior month. Buyers are out there. Again, a statistic with so little data behind it that it feels a bit short given the activity in Coronado Ranch. 

Patience is the key for both Sellers and Buyers. Do your research, understand your options, make sure your property is in top shape for the showings & be prepared to negotiate when that contract arrives.

Median Sold Price per Square Foot

As expected, this number didn't budge much in the month of July and sits at $264.31. Oddly enough, the month of July bore out nearly the same number as prior months with only 2 closings to compare.

Each home should be analyzed individually and it should be noted that homes with high square footage will see a lower number while smaller square footage homes will see a higher number. It's always good to get, at minimum, an automated valuation of your home before considering a sale. We recommend a comprehensive analysis prior to hiring your real estate agent. Coronado Ranch Real Estate Market Summary

Unchanged interest rates...again. Sellers continue to see less buyers. Buyers continue to see less homes for sale. As this cycle continues, those who persevere end up with a favorable result. 

Three tips for Sellers: Pricing your home correctly is the most important, second is curb appeal and condition, last would be a willingness to make modest concessions for a good offer.

Three tips for Buyers: Be ready to write an offer (this seems a bit obvious, but often overlooked), second is have your "must have" list and don't deviate from it, last is to understand that all homes have some nicks and bruises that will need to be addressed (make sure they are negotiated and/or in your budget).

The Johnson Ranch Real Estate Market Report for June, 2025

The Summer is in full swing but the real estate market for Johnson Ranch has settled into a nice, lazy baja step in the pool while sipping tea under an umbrella. 

Balance, balance and more balance will be the topic of this month's market update. 

Months Supply of Inventory

June saw a miniscule decline in the months of supply down to 6.12 months of inventory. This statistic shows that the homes sold and new listing were nearly in balance from the prior month. Year over year the inventory has increased by 37%.

When taken together, this shows a short term tightening of the market which gives a more even playing field for negotiations between Seller and Buyer. It also indicates that buyers are moving more rapidly and competition still exists for the more desirable homes on the market.

Sellers should take note that curb appeal, condition and maintenance upkeep will undoubtedly be the difference when looking at an offer rather than a price reduction.

List to Sold Price

98%! Sellers in Johnson Ranch are informed or are getting good advice for sure. Pricing your home competitively is the most important aspect of the selling process and seeing the sellers receiving nearly all of their asking price warms my heart.

We should all understand that this metric doesn't address price changes made before an offer and it is incredibly important to look at the last category in our month report to give a good indication of where the price points should be.

Median Days on Market 

87 days seems like a long time and it is a rather pedestrian pace. Johnson Ranch continues to see a slower pace from listing to sale due to the number of homes for sale, both new and pre-owned, in our area.

This marketing time should be used a way for sellers to plan their next move carefully and for buyers to investigate options, compare benefits and feel less rushed through the home buying process.

Median Sold Price

The median sold price in Johnson Ranch crept up slightly in June by just under 5%. Knowing the median price point for homes in our community gives sellers an understanding of where pricing should be to attract and offer and buyers a good idea of where their budget should be for a mortgage payment.

Seller concessions remain a statistic that is not included in these figures. Sellers, for the most part, remain willing to work with reasonable buyers to get a deal done even if that does mean parting with a few thousand dollars in extra expenses.

Balance was where we started, balanced is where we ended and balanced best describes the real estate market in Johnson Ranch. 

When sellers and buyers are on equal footing, it opens the contract process to more opportunity for negotiation. 

Sellers be ready to address the concerns of a prospective buyer regarding some of those dents, dings or bruises at the home. Quite possibly a request to pay for some of the closing costs of the buyer.

Buyers, if you are asking for concessions or repairs, be ready to have an offer very close to the asking price.

The Coronado Ranch Real Estate Market Report for June 2025

If you're considering buying or selling a home in the Gilbert, AZ neighborhood of Coronado Ranch, it's crucial to understand the current market conditions to make the best decision. Here's what the June 2025 data tells us about the real estate trends in this wonderful neighborhood.

Months of Supply of Inventory

June inventory numbers saw no change from the previous month as new listings replaced those that closed. With 3.45 months of inventory clearly signaling a seller's market. Having relatively fewer homes available than the demand, this could be a great time to list your home if you are considering selling. Buyers should be prepared with competitive offers and the need to act quickly when they find a home they love. 

The inventory of homes over the last year has decreased 18% which indicates a stable level of real estate sales. This stability serves to provide a more predictable environment for both buyers and sellers in Coronado Ranch.

 

List to Sold Price Percentage

Homes in Coronado Ranch are selling for about 97% of their asking price. Sellers should use this is a means for pricing your home competitively while attracting offers close to your desired price. Buyers should be prepared for negotiations but understand that offers significantly below asking price may no be well-received in this market.

Median Days on Market

The median days on market is 91 which indicates a slower pace for the list to close cycle. Sellers should have some patience while awaiting an acceptable offer and Buyers can use this time to thoroughly investigate options. While this pace does offer a bit of time for decisions to be made, coupled with the limited inventory, buyers should be prepared to act when they find the home that fits their needs.

Median Sold Price per Square Foot

This metric moved very slightly to $266 with a median sold price in the neighborhood at $670,000. These numbers provide a benchmark for both buyers (determining a budget) and sellers (competitively pricing their home) in terms of pricing expectations. 

Coronado Ranch Real Estate Market Summary

While turmoil continues across several financial markets and interest rates have remained unchanged, Coronado Ranch still clings firmly to a Sellers Market. Further bucking the trend of price fall offs and movement to a buyers market.

Sellers who price their home competitively, continue to see solid offers in a reasonable timeframe. Some seller concessions remain in this market as buyers continue to struggle with interest rates and budget concerns; however, they appear to be modest in the most recent sales data.

The Johnson Ranch Real Estate Market Report for May, 2025

As May turned into June the temperatures begin to heat up and so do our homes for sale in Johnson Ranch!

We've reported the Buyer's Market had arrived and how that might not be a bad thing for real estate in our community. This month, with all the activity, we've moved back to a balanced market which bodes well for sellers and buyers alike.

Months Supply of Inventory

The Months Supply of Inventory is currently at 6.24, which indicates how long it would take for all the current homes on the market to sell at the current pace of sales. For the first time in several months this number declined. 

The month-over-month change was a 17.24% decrease. Last month we expected a decline in this statistic; however, this large a decrease even caught us a little off guard. 

Median Days on Market

The Median Days Homes are On the Market was 47 days which is similar to the prior month. Many of the 71 homes for sale in Johnson Ranch exceed this number so we can expect this number to be similar next month or even retract slightly.

Be ready. Moving day is likely to be a month and a half away from the sign appearing in your front yard.

List to Sold Price Percentage

The List to Sold Price Percentage is at 98.7%, showing that homes are typically selling very close to their listing price. The month-over-month decrease, while very small, is an indicator that a willingness to negotiate aside from the price of the home is paramount to getting a sale done.

In reviewing the May sales data, it should be noted that a vast majority had concessions to the buyer. These concessions, often up to 3% of the purchase price, are evidence of sellers willingness to compete for the buyer's contract.

Median Sold Price

Lastly, the Median Sold Price was up a modest 1.34% to land at $369,400. The move back to a more balanced market is shown in the prices paid; however, it should be noted that the net received by the seller is often 1-3% less due to concessions made to buyers. Price reductions and/or concessions to attract a buyer remain common in our community during these times.

Overall, this information here shows Johnson Ranch to be in a balanced market. Attracting a buyer will likely require the seller to be open to buyer concessions and making sure the home stands out from the sizeable crowd of Johnson Ranch homes for sale. The number of buyers remains strong and sellers have found that offering incentives can lure them away from other options, including the new builds.

The Coronado Ranch Real Estate Market Report for May 2025

Nine new sales in Coronado Ranch. That's the most sales we've seen in one month since March of 2022! Interest rate challenges and affordability issues don't seem to have any impact on a robust market here in Coronado Ranch.

Months of Supply of Inventory

Months Supply of Inventory fell again to 3.45 months. Last month we saw a high volume of homes go under contract; however, this month shows only one home with an offer. The 10 homes actively on the market as of this post, certainly have time to impact these number next month.  This means that if no new homes were to come on the market, it would take about 3.45 months to sell all the existing homes that are currently for sale.

Median Days on Market

Median Days Homes are On the Market - May was 61 days on the market, which is a significant increase month over month. This particular statistic does fluctuate, sometimes wildly, depending on how long homes are kept on the market.

List to Sold Price Percentage

The List to Sold Price Percentage of 97.9% was a slight decrease from last month. 

The continuing trend of Seller's offering concessions toward buyer closing costs continues. Each of the homes sold last month included some concession. From a low of $500 to a high of nearly $20,000.

Median Price per Square Foot

Lastly, we have the Median Sold Price Per Square Foot for May, which stands at $262.00. While this one statistic is hardly the metric on which to base a home valuation, it does provide a solid place to start based upon the size of your home.

Simply multiply the number by total square feet in your home and there you go!

So, what does all of this mean to you?

We're in a seller's market, but if you are a seller you had better be ready to do a little bargaining.

The willingness of sellers to make a deal to get moved was center stage in May and buyers have shown they are willing to pay the seller's price if they can get some closing cost relief.

Spring has sprung in Johnson Ranch! 48 new listings, 24 listings under contract, and 32 homes sold highlight this month's edition of the real estate roundup.

Last month we reported that the Buyer's Market had arrived and how that might not be a bad thing for real estate in our community. This month, we dive into the statistics that show its impact on the real estate roundup.

Months Supply of Inventory

The Months Supply of Inventory is currently at 7.26, which indicates how long it would take for all the current homes on the market to sell at the current pace of sales. For the first time in several months this number declined. 

The month-over-month change was a miniscule 5.35%! Homes continue to sell and the rapid rise in inventory has likely seen it's peak and is beginning a slow decline.

Median Days on Market

The Median Days Homes are On the Market has fallen again to just 43 days! While sellers don't need to have their bags packed, they should have a plan to move quickly as a month and a half is a very short time window to get prepared and move.

Sellers looking to capitalize on a rather quick sale of their home can, and do, find the buyers willing to make the move to Johnson Ranch. 

This number can be influenced by various factors; however, it always comes down to pricing. Homes priced well will sell, and those that aren't...will sit.

List to Sold Price Percentage

The List to Sold Price Percentage is at 99%, showing that homes are typically selling very close to their listing price. The month-over-month increase, while very small, is an indicator that buyers and sellers are both willing to give a little to get a sale.

In reviewing the April sales data, it should be noted that a majority had concessions to the buyer. These concessions, often up to 3% of the purchase price, are evidence of sellers willingness to compete for the buyer's contract.

Median Sold Price

Lastly, the Median Sold Price fell another 2.93% to land at $364,000. While we are entrenched in a buyer's market, the downward pressure on home prices will continue. Price reductions and/or concessions to attract a buyer are common in our community during these times.

Johnson Ranch Real Estate Market Summary

Overall, this information here shows Johnson Ranch to be in a buyers market. Attracting a buyer will likely require the seller to be open to buyer concessions and a bit more flexible that in most markets. The number of buyers is still strong; however, the options these buyers have in the pre-owned and new home markets puts them at the advantage...at least for now.

Coronado Ranch Market Update - April, 2025

Homes for sale in Coronado Ranch are slipping away in this month's real estate market report. Last month we noted the robust inventory of homes for sale in Coronado Ranch and we saw our community move to a buyer's market for the first time in a long time. 

April served to confirm the information we have been providing you for months. Coronado Ranch is a great community to call home and the numbers don't lie. 

Months of Supply of Inventory

Months Supply of Inventory was nearly cut in half to 4.48 months. While only 2 homes sold in the month of April, another 8 went under contract and we will be reporting the results of those sales next month.  This means that if no new homes were to come on the market, it would take about 4.48 months to sell all the existing homes that are currently for sale.

Median Days on Market

Median Days Homes are On the Market - April was 40 days on the market, which was a modest increase month over month. This particular statistic does fluctuate, sometimes wildly, depending on how long homes are kept on the market.

List to Sold Price Percentage

The List to Sold Price Percentage of 100% increased slightly from last month. One of the sales in April had an offer price over the list. We haven't seen that in a long time.

It is worth noting that both of the sales in April had concessions given to the buyer. Given the competition to get the right offer, this is a prudent strategy for seller's to consider when contracts are received.

Median Price per Square Foot

Lastly, we have the Median Sold Price Per Square Foot for April, which stands at $266.71. While this one statistic is hardly the metric on which to base a home valuation, it does provide a solid place to start based upon the size of your home.

Simply multiply the number by total square feet in your home and there you go!

So, what does all of this mean to you?

We're back in a seller's market...sort of. 

April gave us a crop of new buyers that wrote contracts regardless of the interest rate or market turmoil. The volume of sales and under contract properties shows why Coronado Ranch continues to move against the trends of falling prices and much longer days on market. 

The sold properties showed the seller's willingness to offer concessions to the buyer in order to get a deal done. We expect this trend to continue as the competition for the right buyer remains a concern.

The Months Supply of Inventory is currently at 7.51, which indicates how long it would take for all the current homes on the market to sell at the current pace of sales. As we had stated in prior months, this number has been slowly and steadily growing. As our typical "buying season" is starting to ramp up, Sellers have started the process of getting onto the market to take advantage of this seasonal trend. 

The month-over-month change was a miniscule 0.3%! This tells us that homes are selling, and while this number did rise slightly, its alarming jump has leveled off.

Median Days on Market

The Median Days Homes are On the Market has fallen further to 48 days!

Sellers looking to capitalize on a rather quick sale of their home can, and do, find the buyers willing to make the move to Johnson Ranch. 

This number can be influenced by various factors; however, it always comes down to pricing. Homes priced well will sell, and those that aren't...will sit.

List to Sold Price Percentage

The List to Sold Price Percentage is at 98.8%, showing that homes are typically selling very close to their listing price. The month-over-month increase, while very small, is an indicator that buyers and sellers are both willing to give a little to get a sale.

Lastly, the Median Sold Price fell another 3.85% to land at $375,000. While we are entrenched in a buyer's market, the downward pressure on home prices will continue. Price reductions and/or concessions to attract a buyer are common in our community during these times.

Overall, this information here shows Johnson Ranch to be in a buyers market. With more options available to prospective buyers, pricing strategies, offers of concessions, the best curb appeal/show readiness will continue to be paramount to attracting the right buyer to your home.

The Coronado Ranch Real Estate Market Report for March 2025

 

Spring has sprung officially and kicked off our traditional buying and selling season. Coronado Ranch welcomed the season with a bang! 8 new listings arrived on the market in our community to add to the existing available homes bringing the total count to a whopping 21 homes for sale. A mere 4 of these homes went under contract leaving us with a rather robust inventory even for Spring.

Months of Supply of Inventory

Months Supply of Inventory nearly doubled in March to 7.73 as one home sold and eight arrived on the market. This means that if no new homes were to come on the market, it would take about 7.73 months to sell all the existing homes that are currently for sale.

Median Days on Market

Median Days Homes are On the Market - March was 38 days on the market, which was a decrease of 7.3% month over month. The fluctuation of this metric was due to the single closing in Coronado Ranch had been on the market for 159 days while the sizeable amount of new listings diluted the median calculation. This particular statistic does fluctuate, sometimes wildly, depending on how long homes are kept on the market.

List to Sold Price Percentage

The List to Sold Price Percentage of 96.5% decreased slightly from last month. The shining beacon is that homes are continuing to sell very close to the asking prices. 

While this statistic is evidence of solid pricing strategies, Sellers should be prepared to receive offers with concessions as the number of options available has increased greatly.

 

Median Price per Square Foot

Lastly, we have the Median Sold Price Per Square Foot for March, which stands at $249.00. While this one statistic is hardly the metric on which to base a home valuation, it does provide a solid place to start based upon the size of your home.

Simply multiply the number by total square feet in your home and there you go!

March gave us an explosion of new listings, and buyer demand appears to have cooled somewhat.

The new crop of listings all seem to be priced reasonably, and we expect the Spring buying season to bring us several new residents to our wonderful community.

The Johnson Ranch Real Estate Market Report for February, 2025

Wonderful news for those looking to move into or out of Johnson Ranch comes in this month's edition of the real estate roundup.

Key indicators show us that Johnson Ranch has finally reached a buyer's market and if you own a home here, like me, you might say "that doesn't sound so good". As we take a look at what is currently happening with real estate here in Johnson Ranch, I'll provide you with some brief commentary to show you that this is shaping up to be a good thing for Sellers too. 

If you intend to sell in this market, the information contained here and a quick chat with me would go a long way to making sure you make the right decisions prior to any move.

Months Supply of Inventory

The Months Supply of Inventory is currently at 7.44, which indicates how long it would take for all the current homes on the market to sell at the current pace of sales. As we had stated in prior months, this number has been slowly and steadily growing. As our typical "buying season" is starting to ramp up, Sellers have started the process of getting onto the market to take advantage of this seasonal trend. 

The month-over-month change was 20%! 

Median Days on Market

The Median Days Homes are On the Market has retreated to 58!

Sellers are benefiting from the fact that living in Johnson Ranch is still affordable to prospective Buyers even with the current interest rates. It's no surprise that even with the increase in inventory, homes are continuing to sell in a reasonable amount of time.

This number can be influenced by various factors; however, it always comes down to pricing. Homes priced well will sell and those that aren't...sit.

 

List to Sold Price Percentage

The List to Sold Price Percentage is at 98.8%, showing that homes are typically selling very close to their listing price. The month-over-month increase, while very small, is an indicator that buyers and sellers are both willing to give a little to get a sale.

Median Sold Price

Lastly, the Median Sold Price retracted by 1.27% to land at $390,000. Buyer Markets as well as Balanced Markets tend to put downward pressure on sales prices. With a drop of approximately $5,000, you can see that this number is insignificant in its effect on home sales.
