The Coronado Ranch Real Estate Market Report for February 2025

February is in the rear view and Spring is in full swing in Coronado Ranch! Let's work on being extra vigilant during Spring Break next week as the kids are sure to be out soaking up the beautiful weather and enjoying. 

Spring is a great time of year to tackle one or more of those projects that got shelved over the winter months. Painting the front door and garage door, refreshing the look of cabinets or a simple change to the hardward can yield returns far above the cost when you look to make your move.

Let's dive into what gifts February gave us here in Coronado Ranch

Months of Supply of Inventory

Months Supply of Inventory jumped again in February to 4.29 as two homes sold and five arrived on the market. This means that if no new homes were to come on the market, it would take about 4.29 months to sell all the existing homes that are currently for sale.

 

Total inventory rose in January, with the total active listings at 11. 

Median Days on Market

Median Days Homes are On the Market - February was 48.5 days on the market, which was an increase of 10.22% month over month. This particular statistic does fluctuate, sometimes wildly, depending on how long homes are kept on the market. 

List to Sold Price Percentage

The List to Sold Price Percentage of 99.52% increased slightly from last month. Homes continue to sell very close to their listing prices.

While we continue to see neighboring communities soften to more buyer-friendly numbers, Coronado Ranch pushes against the "norms" and keeps posting strong numbers in this category.

Keeping in mind that a solid pricing strategy is the key to avoiding long marketing times that erode sales prices as well as buyer confidence.

Median Sold Price per Square Foot

Lastly, we have the Median Sold Price Per Square Foot for February, which stands at $260.00. While this one statistic is hardly the metric on which to base a home valuation, it does provide a solid place to start based upon the size of your home.

Simply multiply the number by to total square feet in your home and there you go!

So, what does all of this mean to you?

As we expected, February did not disappoint. While the new crop of listings has found the market, the closings have held close to their list price, valuation estimates continue to modestly rise and Buyer demand remains strong.

As we look forward, we see this trend continuing and as the Spring buying season get's into full swing we will have several new neighbors to welcome into our great community.

Here in Johnson Ranch, we continue the pedestrian march toward a buyers market. This trend has enveloped our community since the middle of last year and continued on in January.

If you intend to sell in this market, the information contained here and a quick chat with me would go a long way to making sure you make the right decisions prior to any move.

Months Supply of Inventory

The Months Supply of Inventory is currently at 5.9, which indicates how long it would take for all the current homes on the market to sell at the current pace of sales. A lower number typically signifies a seller's market, while a higher number suggests a buyer's market. 

 

The month over month change was less than 1%. We are seeing as many new homes hit the market as sell in a given month. 

Median Days on Market

The Median Days Homes are On the Market has jumped to 80! This number can be influenced by various factors; however, it always comes down to pricing. Homes priced well will sell and those that aren't...sit.

 

List to Sold Price Percentage

The List to Sold Price Percentage is at 97.9%, showing that homes are typically selling very close to their listing price. This number is starting to see the effects of the market as it's month over month drop is an indicator that Sellers are willing to give a little to get a sale.

 

Median Sold Price

Lastly, the Median Sold Price stayed flat at $395,000. Buyer Markets as well as Balanced Markets tend to put downward pressure on sales prices.

Overall, these information here shows we are currenlty in a balanced real estate market. Buyers will find more options, possible concession and reasonable pricing while Sellers will find that the path from listing to closing is a longer road to travel.

The Coronado Ranch Real Estate Market Report for January, 2025

2025 started with a bang! I sure hope that your New Year's resolutions are still going strong and your goals for the year are getting closer to receiving that check mark.

Let's dive into what's happening in Coronado Ranch to start the year.

Months of Supply of Inventory

Months Supply of Inventory jumped to 3.43 as only one home sold in January and a new crop of homes arrived on the market. This means that if no new homes were to come on the market, it would take about 2.15 months to sell all the existing homes that are currently for sale.

 

Total inventory rose in January, with the total active listings at 8. 

Median Days on Market

Median Days Homes are On the Market - January was 44 days on the market, which was decrease of 12% month over month. This particular statistic does fluctuate, sometimes wildly, depending on how long homes are kept on the market. January's one closing and the new arrivals to the market have brought this number down. We expect this number to continue a downward trend as the new listings appear to be priced appropriately although we do have two homes that have languished on the market for over 100 days.

 

List to Sold Price Percentage

The List to Sold Price Percentage of 98.64% increased slightly from last month. Homes continue to sell very close to their listing prices. Buyer's demand continues to be strong and our neighbors are getting solid guidance when establishing pricing strategies to keep these number strong.

 

Median Sold Price

Lastly, we have the Median Sold Price for December, which stands at $725,000. This gives us a snapshot of the price of the one home that sold in January versus the prior month. This number saw a marked increase from the prior month of 42.99%. This is due to the fact that only one home that closed in January.

As the calendar has turned to 2025, we take inventory of what went well, what didn't work and sketch out new goals and priorities to enrich our lives. 

2024 provided our small team at Those Guys Real Estate the privilege of serving some incredible people. Understanding where you are on your journey helps our team meet you where YOU are and then individualize a plan to make YOUR vision become a reality. 

This year we were able to help 4 sets of grandparents relocate closer to their children, 6 empty nesters downsizing into something more manageable, 3 relocations from snowy regions, and so many first-time homebuyers! What a blessing it has been to celebrate these milestones in the lives of our clients.

Here in Johnson Ranch, we've slowly transitioned toward a market that is more buyer-friendly. A trend that began mid-2024 and crept along through the end of the year. Although we consider the market to be "balanced", it just feels a bit different than it has in the past several years.

As a seller, it's important to understand the correlation between these key real estate metrics to make informed decisions about pricing and marketing your property.

Months Supply of Inventory

The Months Supply of Inventory is currently at 5.56, which indicates how long it would take for all the current homes on the market to sell at the current pace of sales. A lower number typically signifies a seller's market, while a higher number suggests a buyer's market. 

The 12-Month Change in Months of Inventory has increased by +115.5%, showing that the market has shifted towards more inventory, which could potentially lead to a longer time on the market for sellers.

Median Days on Market

The Median Days Homes are On the Market is 49, indicating the average amount of time it takes for a home to sell. This number can be influenced by various factors such as pricing, location, and market conditions.

List to Sold Price Percentage

The List to Sold Price Percentage is at 99.2%, showing that homes are typically selling very close to their listing price. This can give sellers confidence in their pricing strategy and negotiation skills. 

Median Sold Price

Lastly, the Median Sold Price is $395,000, providing sellers with a benchmark for pricing their own property in line with current market trends.

Happy New Year Coronado Ranch! Every year the calendar turns over we find the opportunity to reflect on the year before, to plan for the tasks in the year ahead and to envision ourselves and our priorities closely as we strive to improve.

It is my wish that each and every one of my neighbors here in Coronado Ranch enjoy a 2025 filled with success and prosperity in all aspects of your life.

Now let's take a look at how 2024 wrapped up in Coronado Ranch. 

Months of Supply of Inventory

Months Supply of Inventory held steady at 2.15 months. With only two home sales in December and one new arrival to the market, there wasn't any movement to this statistic. This means that if no new homes were to come on the market, it would take about 2.15 months to sell all the existing homes.

Total inventory held steady in December leaving the total active listings at 5. Almost all of which are above the average size in our community. 

Median Days on Market

Median Days Homes are On the Market - December was 50 days on the market, which was an increase of 58% month over month. This particular statistic does fluctuate, sometimes wildly, depending on how long homes are kept on the market. December saw two closings, averaging 57 days, while only one new listing appeared to temper this number. While this statistic did increase, this time of year tends to see a decrease in sold homes due to all the holiday festivities pulling the attention of would-be home buyers. 

List to Sold Price Percentage

The List to Sold Price Percentage of 97.71% increased slightly from last month. Homes continue to sell very close to their listing prices. Buyer's demand continues to be strong and our neighbors are getting solid guidance when establishing pricing strategies to keep these number strong.

Median Sold Price

Lastly, we have the Median Sold Price for December, which stands at $507,000. This gives us a snapshot of the price of homes that sold in December versus prior the prior month. This number saw a marked decline from the prior month of 27.79%. This is due to the fact that the two homes that closed in December were smaller models and the purchase prices were low in comparison to the average in our community.

In evaluating the 2024 the median sold price was $617,000 showing a 2.3% increase over the prior year. Even in a market with volatile interest rates, an election and some economic turmoil, Coronado Ranch continues to push forward.

So, what does all of this mean to you?

The overview continues to show a Seller's market which is baffling when most other markets have moved to Buyer's markets or at least balanced markets. Merry Christmas and Happy Holidays to my Johnson Ranch neighbors! As the year comes to a close, I reflect upon my wonderful neighbors and their new 4-legged friend, the neighbors that moved away and how much I miss them, and the new neighbors that have arrived, making all my terrible old one-liners fresh again.

November brought a good amount of turbulence to our neighborhood real estate market and added a dash of optimism to give us something to look forward to as we dive into the real estate report for November 2024.

Months Supply of Inventory

First up, we have the Months Supply of Inventory at 6.11. This metric tells us how long it would take for all the current homes on the market to be sold, given the current rate of sales. A lower number typically indicates a seller's market, while a higher number points towards a buyer's market. We saw a drop month over month; however, a 6-month supply tells us that buyers have plenty of options.

Median Days on Market

Moving on to the Median DayDays,mes are On the Market at 55. This metric gives us an idea of how quickly homes are selling in the current market. A lower number suggests a faster-paced market where homes are in high demand. This number did show a significant rise in the last 30 days. This is an indication that buyers are being more choosy and fewer new listings are hitting the market. 

List to Sold Price Percentage

Now, let's talk about the list to sold price percentage of 99.1%. This indicates that homes are typically selling very close to their list price, showing strong negotiation skills and market demand. This metric did show a miniscule drop from the prior month, but nothing to be alarmed over. Homes are still selling nearly at their listing price, evidencing that sellers are pricing their homes well and demand in our neighborhood remains strong. 

Median Sold Price

Lastly, we have the median sold price of $391,500. This is the midpoint price of all homes sold in a certain period, giving us an idea of the overall value of properties in the current market.

Overall, the correlation between these metrics suggests that there is a rising level of inventory in the market, homes are selling at a relatively normal pace, and sellers are getting close to their asking price. As we enter a more balanced market, it is crucial for sellers to price their home properly and present it in the most appealing way possible to attract a buyer that has more options at their fingertips.

Hello my fellow Coronado Ranchians...Ranchhands...Rancheros...let's just call each other neighbors! The turkey hangover is real and the hunt for that perfect Christmas gift is well underway. The lights are strung, the decorations are up, and our neighborhood is looking as festive as Ol' St. Nick.

As we take our monthly look at real estate, let's strive to remember that we get precious few opportunities to say hello to new neighbors and bid farewell to old friends. 

Months of Supply of Inventory

Months Supply of Inventory, which is currently residing at 2.15 months, is a significant drop from the prior month as two of the more "seasoned" homes in our community have sold. This means that if no new homes were to come on the market, it would take about 2.15 months to sell all the existing homes.

The inventory declined slightly this month. This is a positive sign for those looking to sell, as there are few choices for new buyers' looking to make the move. 

Median Days on Market

Median Days Homes are On the Market - November saw 31.5 days on the market, which was a slight decline due to two of our more seasoned homes moving to sold. While this statistic did decrease slightly, this remains a good pace for the time it takes to sell a home. Similar to previous months, buyer demand remains high in our neighborhood

List to Sold Price Percentage

The List to Sold Price Percentage of 98.92% increased slightly from last month. Homes are selling very close to their listing prices. Buyer's demand continues to be strong when sellers are competitive with their asking prices.

Median Sold Price

Lastly, we have the Median Sold Price, which stands at $712,125. This gives us a snapshot of the price of homes that are selling in this market. This number has seen a modest increase of 0.66% over the last month. As expected, homes in Coronado Ranch continue to enjoy modest levels of appreciation.

Overall, the data tells us that it's a good time to be a seller in Coronado Ranch. Hey Coronado Ranch! Halloween has passed, the temperatures are down and it seems as if all the snowbirds have made their migration to the beautiful southeast valley. 

Months of Supply of Inventory

Months Supply of Inventory, which is currently sitting at 3.56 months, showed a very modest rise. This means that if no new homes were to come on the market, it would take about 3.32 months to sell all the existing homes.

The inventory rose slightly this month; however, it hasn't made up for the losses in the previous months. This is a good thing for those looking to sell, as there are few choices for new buyers' looking to make the move. 

Median Days on Market

Median Days Homes are On the Market - October saw a more normal pace of 38.5 days on market. While this statistic did increase significantly, this is a rather normal pace for the time it takes to sell a home. Similar to last month, demand remains high and a solid pricing strategy are both key to for sellers in this market.

List to Sold Price Percentage

The List to Sold Price Percentage of 95.16% dropped a mere 4.55% from last month. Homes are selling very close to their listing prices. Buyer's demand continues to be strong when Seller's are competitive with their asking prices.

Median Sold Price

Lastly, we have the Median Sold Price, which stands at $697,500. This gives us a snapshot of the price of homes that are selling in this market. This number has seen a modest increase of 1.82% over the last month. As predicted last month, homes in Coronado Ranch continue to appreciate at a pedestrian rate. Any increase is a good increase, right?
