Solera at Johnson Ranch Market Report: September 2026
Every month I pull the closed sale data straight from the MLS, and this month I'm glad to report actual sales to talk about. August had zero closings, so September's 2 sales are the first real data point since July. Prices held up well and sellers kept strong pricing power, though days on market stretched out.

Balanced Market, Leaning Toward Sellers
Months of inventory sits in the balanced range, but sellers got nearly full asking price again this month and gave zero concessions, which points toward sellers. Days on market stretched out, but with only 2 sales to go on, I'm not reading too much into that single number yet.
What the Data Shows
Solera had 2 closed sales in September with a median sold price of $424,500. Since August had no sales to compare against, I'm looking at this next to July, when the median was $435,000, a dip of 2.4%. Compared to September of last year, when the median was $381,250, prices are up 11.3%. Sellers held onto their asking price well, with a median list to sold ratio of 98.8%, essentially flat with July's 98.7% and ahead of last year's 96.6%.
Days on market came in at 93.5, well above July's 24 days. I want to be upfront that this comes from just 2 sales, so it's a real number but not a reliable trend on its own. There were 8 homes active at the end of September, up from 7 at the end of August, with no homes currently pending. Using a rolling 3 month average that accounts for August's zero sales, months of inventory comes in at 4.0, up from 3.0 in August. That's a real increase, and it moves Solera from the edge of seller territory into the middle of the balanced range, even though pricing power still looks strong.
Seller Impact
If you're thinking about selling in Solera, September's numbers back up what I've been saying all year. Sellers with the right home are still doing well here. Here's what I'd suggest:
- Price with confidence. Both September sales closed near full asking price, and neither needed a concession to get there.
- Don't worry about one slow days on market number. With only 2 sales, the 93.5 day figure says more about this specific pair of homes than the market as a whole.
- Highlight the lifestyle. Clubhouse access, low maintenance living, and the golf course remain strong draws for buyers in this community.
- Talk to me before you price. With sales this infrequent, I want to walk through current comps with you directly rather than lean on a monthly average alone.
Buyer Impact
If you're looking to buy in Solera, here's the honest picture for September. Here's how I'd approach it:
- Don't expect much room to negotiate. Both recent sales closed near full price with no seller concessions.
- Get pre-approved and ready. With only 8 homes active and nothing pending, the right home may not stay available long.
- Ask anyway. Even when sellers have the edge, it doesn't hurt to ask about a concession, especially on a home that's been listed a while.

Market data is pulled from ARMLS closed, active, and pending listings for Solera at Johnson Ranch, San Tan Valley, AZ, a 55+ subdivision within the larger Johnson Ranch community. Months of inventory is calculated using each listing's actual list date to determine exact active inventory as of the last day of each month (homes under contract are not counted as active), divided by the trailing 3 month average of closed sales. Prior month figures are restated using this same method, so they may differ slightly from what was published last month. August 2026 had zero closed sales, so September's sold price, days on market, and list to sold ratio are compared to July rather than August. Because Solera has a small number of monthly transactions, figures can be more volatile than in larger communities.
