Solera at Johnson Ranch Market Report: August 2026
Every month I pull the closed sale data straight from the MLS, and this month the honest headline is that Solera had zero closed sales in August. No spin here, that's just what happened. Last month I reported this as a tight, fast moving seller's market with only 6 homes active and nothing pending. That tightness appears to have caught up with the transaction count this month.
Too Early to Call
With zero closings, there isn't enough sales activity this month to honestly classify the market as favoring buyers or sellers. Inventory is building while nothing closed, which is worth watching, but one quiet month in a small community isn't a trend yet.
What the Data Shows
There's no sold data to report for Solera in August. No homes closed escrow, which means there's no median sold price, no days on market, and no list to sold ratio to share this month. The most recent real numbers we have are still July's: a median sold price of $435,000, a median of 24 days on market, and a list to sold ratio of 98.7%.
What did change is inventory. There are 8 homes active in Solera today, up from 6 at the end of July, plus 1 additional home listed as coming soon. With no closings in August, the trailing 3 month average sales pace dropped to about 2.3 homes a month, which puts months of inventory at 3.4, more than double July's 1.6. That's a meaningful jump, but it's driven entirely by the absence of sales rather than a flood of new listings. Only 2 net new active homes came onto the market.
Seller Impact
If you're thinking about selling in Solera, don't read too much into one quiet month. July showed this community can move fast when the right buyer is looking, and there's now a little more competition to stand out against. Here's what I'd suggest:
- Price off July's numbers, not August's silence. The most recent real sale data still shows strong pricing power and fast sales when a home is priced right.
- Expect a bit more competition. With 8 active listings and 1 coming soon, buyers have a few more options than they did a month ago.
- Lean into the lifestyle. Clubhouse access, low maintenance living, and the golf course are still strong selling points for the right buyer in this community.
- Talk to me before you price. A market this small can shift fast in either direction. I want to walk through current comps with you directly rather than rely on a single month's average.
Buyer Impact
If you're looking to buy in Solera, August actually gave you a little more to choose from. Here's how I'd approach it:
- Take a look at what's active now. With 8 homes on the market and 1 coming soon, there's more selection than there was at the end of July.
- Don't assume zero sales means zero competition. A quiet month in a small community can turn quickly. Be ready to act if the right home appears.
- Watch the coming soon listing closely. Getting an early look before it officially hits the market can be an advantage in a neighborhood this tight.
- Stay in touch. I'll let you know as soon as new activity picks up so you're not finding out after the fact.
How Concessions Are Shaping the Market
With no closings in August, there's no new concession data to report this month. The most recent figure we have is from July, when 1 of the 4 closed sales, or 25%, included a seller concession, a 3.5% rate buydown. I'll pick this back up next month once we have new closings to look at.
Bottom Line
Solera didn't have a single closed sale in August, and I'd rather tell you that plainly than dress it up. Inventory picked up a bit, with 8 homes active and 1 coming soon, but there isn't enough sales activity this month to call the market for buyers or sellers. July's numbers still stand as the best read on how this community is actually performing. If you're considering a move here, let's talk through what's really happening street by street.

Talk to DerekMarket data is pulled from ARMLS closed, active, and pending listings for Solera at Johnson Ranch, San Tan Valley, AZ, a 55+ subdivision within the larger Johnson Ranch community. Months of inventory is calculated using each listing's actual list date to determine exact active inventory as of the last day of each month, divided by the trailing 3 month average of closed sales. Solera had zero closed sales in August, so median sold price, days on market, and list to sold ratio are not available for this month. Because Solera has a small number of monthly transactions, figures can be more volatile than in larger communities. Figures are believed accurate as of the data pull date but are not guaranteed and may be revised as late-reported closings are added to the MLS.
