Homes sold faster, inventory eased back, and sellers held onto roughly the same share of their asking price, though the median sold price dipped slightly from August.

Balanced Market
Inventory eased back and homes sold faster than they did in August, which are both small steps back toward sellers. But months of inventory is still at the upper edge of balanced territory, and price slipped a bit this month. Neither side has a clear edge right now.
What the Data Shows
Johnson Ranch had 16 closed sales in September with a median sold price of $369,500. That's down 5.0% from August's median of $388,750, though still up 3.2% from September of last year, when the median was $358,000. Homes sold faster this month. The median time on market dropped to 65 days, down from 75 days in August and a big improvement from the 133 days it took homes to sell last September. Sellers held their ground on price about as well as they did in August, with the median list to sold ratio basically flat at 95.0%, and well ahead of last year's 93.3%.
Inventory eased back some. There were 82 homes active in Johnson Ranch at the end of September, down from 100 at the end of August. There are currently 13 homes under contract. With sales pace averaging about 13 closings a month over the last three months, that puts months of inventory at 6.3, down from 7.1 in August. That's still on the high side of balanced, but the drop is a good sign after August's run up. Faster sales and steady pricing power suggest the market found some footing this month even with the dip in median price.

- Don't over-correct on price. Inventory is still elevated, but it's moving the right direction. A measured approach beats an aggressive price cut.

If you're house hunting in Johnson Ranch, September still offered decent leverage, even with homes moving a bit faster than last month. Here's how to make the most of it:
- Move with confidence but don't dawdle. Days on market dropped from August, so homes aren't sitting as long as they were.
- Ask about concessions. Three out of four sales in September included one, so it's a reasonable request, especially on anything that's been listed a while.

- Watch inventory levels. With months of inventory still elevated, there's a decent selection to choose from, even as the market tightens slightly.
How Concessions Are Shaping the Market
Seller concessions, money or credits a seller gives a buyer toward closing costs or a rate buydown, held steady in September. 12 of the 16 closed sales, or 75%, included a seller concession, the same share as August, though the average amount came down to about $7,543 from August's $10,833. Compare that to September of last year, when 59% of sales included a concession. Concessions are a firmly normal part of deals in Johnson Ranch right now, even as the typical dollar amount eased a bit.
